Work is officially underway on the latest addition to Bound Brook’s expanding residential options.

Denholtz Properties and Redwood Real Estate Group celebrated the groundbreaking for The Rail at Bound Brook May 24 with city officials looking on.

According to the developers, the project has an anticipated completion of construction set for the third quarter of 2024.

Renderings for the 143-unit Class A multifamily community coming to 100 Hamilton St. in the Somerset County downtown were released this past November. The transit-oriented development is the latest in Denholtz’s “Rail” collection, which also includes a ground-up, mixed-use development in Red Bank.

In Bound Brook, the studio, one-bedroom, one-bedroom plus den and two-bedroom residences are made for post-COVID-19 living, according to the project partners, with extra space to work from home and outdoor balconies or terraces in select units. The six-story building will also offer amenities, including a game room, an outdoor courtyard, a yoga studio and more.

“We are excited to celebrate the first steps in writing the next chapter in Bound Brook’s impressive turnaround story,” said Steven Denholtz, CEO of Red Bank-based Denholtz Properties. “The Rail at Bound Brook’s unmatched location, meticulous design and impressive amenity package will set a new standard for luxury living in Bound Brook.”

That design was provided by Minno & Wasko. The location is next to the city’s Brook Arts Center and steps from the train station, which offers service to nearby New Brunswick as well as New York City.

Bound Brook is a state-designated Transit Village, which opens it up to incentives for redevelopment or revitalization efforts. According to Denholtz, $2.2 million was distributed by the borough and the state to create a one-block pedestrian plaza next to the planned entrance for The Rail at Bound Brook.

“We are confident that this investment will further embody our commitment to contributing to the revitalization of the neighborhoods we serve and help welcome new residents to experience all that Bound Brook and Somerset County have to offer,” Denholtz added.

In April, another new multifamily option began welcoming tenants in the borough—Accurate’s Citizen Bound Brook, which has 105 units. Also highlighting the presumptive upswing for Bound Brook, The Kislak Co. Inc. in January 2023 reported what it said was the highest sale price paid for a multifamily property in Somerset County last year when Mosaic on Main sold for $22 million.
