OHM Fitness, a growing boutique fitness brand, is expanding to North Jersey, with plans to open its first location this summer.
Franchised by John and Janet Mok, a husband-wife team from Wayne, the new studios will offer group exercise classes that utilize electrical muscle stimulation (EMS) – a wearable technology that packs the benefits of an intense, two-hour workout into a low-impact 25-minute session.
Co-founded by Doug Payne, formerly with European Wax Center, Massage Envy and Orangetheory Fitness, OHM Fitness opened its first studio in Arizona in June 2022 and has since sold 121 total franchise licenses across five territories, including New Jersey.
The Moks already have experience in franchising, as John Mok owned and operated three European Wax Center locations for a decade and two Amazing Lash Studios sites for four years, while Janet Mok, a former HBO marketing executive, assisted with promotion and marketing for the businesses.

The Moks are now working with their broker, Craig Kerbekian, senior vice president of the commercial division at Hekemian & Co. Inc., to find retail locations in Bergen and Passaic counties with hopes of opening the first studio this summer.
Within the Garden State, OHM Fitness also plans to open 30 locations over the next three years in partnership with Jake and Alyssa Kapneck, a married couple and franchisee team. The Kapnecks are looking to launch their first studio in Florham Park, Livingston or Short Hills.
