CBRE arranges long-term lease for HVAC supplier in heart of the Meadowlands

CBRE said Oct. 14 that Brookaire Co. – a second-generation, family-operated HVAC supply company – inked a 50,358-square-foot industrial lease at 46 Whelan Road in East Rutherford.

The company, which was founded in 1974 and services the New York Metro, Southern Connecticut and Eastern Pennsylvania markets, will relocate and expand its operations within the Meadowlands.

The CBRE team of Kevin Dudley and Nick Klacik represented Brookaire Co. in the lease negotiations with property ownership, Terreno Realty Corp.

“After a targeted market analysis, we determined that the space at 46 Whelan Road would allow Brookaire to expand a larger footprint in the Meadowlands that better serves the company’s long-term growth plans,” noted Klacik.

Built in 2006, 46 Whelan Road is a Class-A industrial building located in the heart of the Meadowlands. The property features 30-foot clear ceiling heights, seven docks and one drive-in bay.

Brookaire manufactures and distributes HVAC air filters to the New York Metro Area, with a focus on providing job site support to property maintenance engineers.
