Columbia Property Trust said July 15 that it completed the first phase of its ongoing redevelopment of 95 Columbus, the 680,000-square-foot office building located in the heart of Jersey City’s Grove Street neighborhood.
Working with global architecture firm the Spector Group, Columbia is reinventing 95 Columbus to create a welcoming, light-filled environment throughout the building’s common areas.
In the initial phase, Columbia transformed and modernized the lobby, which now features gray floors, a double-height glass entryway, and 35-foot-high ceilings. New concrete panel walls and contemporary accents, such as a lighting design and a dark gray reception desk, offer a high-end look and feel inside the lobby, while at the entrance, new metal cladding, integrated lighting and curtainwall glass create modern curb appeal.
Columbia and Spector Group are now beginning the second phase of the renovations, which include creating a lounge area in the lobby with an array of seating options and WiFi access to provide building occupants and their guests with comfortable meeting places beyond traditional conference rooms. Greenery and other biophilic elements are also being incorporated into the design.
Columbia is pursuing several additional upgrades that prioritize the health and wellness of 95 Columbus’ occupants. These include a high-grade air filtration system and a new automated digital access system with destination dispatch elevators and portal entries that allow for a seamless street-to-office touchless experience to provide for the comfort and convenience of returning office workers. Columbia is also constructing an expansive bike storage room, bathroom and shower facilities.
The full renovation is expected to be completed this fall.
“With our capital improvement program at 95 Columbus, we set out to create Jersey City’s most contemporary, productive, and inspired work environment, and a place where 21st-century creative companies can thrive,” said David Cheikin, senior vice president, Asset Management and Leasing for Columbia. “We believe 95 Columbus will be a magnet for forward-looking companies seeking a premier office experience with the convenience and energy of its prime Grove Street neighborhood location, as well as its unparalleled easy transit access to suburban neighborhoods around the area.”
Columbia selected Cushman & Wakefield to market 95 Columbus’ availabilities, which include 200,000 square feet across five contiguous floors that feature large floor plates and 13.5-foot ceiling heights.
Cushman & Wakefield is also marketing the available retail storefronts, which are being reinvented to create attractive street-level appeal as part of the second phase of the project.
