New York-based The Winter Organization, a vertically integrated real estate investment management and development company, signed two leases in recent weeks at 200 Cottontail Lane in Somerset.
Commercial real estate services firm Cushman & Wakefield, which serves as exclusive leasing agent for the 280,000-square-foot property, represented The Winter Organization in the long-term deals announced Aug. 15.
August eTech signed on for 3,120 square feet to relocate its headquarters from Hamilton to the Class A office property, Cushman said. The managed IT services firm was represented by CBRE’s Carolyn Sica.
Meanwhile, commercial contractor Tekcon Construction signed a lease for 1,800 square feet to set up a new regional office.
The two adjoining buildings that make up 200 Cottontail Lane sit on 14.5 acres in a “park-like setting,” featuring outdoor seating, a fountain and an onsite café.
The Cushman team handling 200 Cottontail Lane includes Paul Giannone, Todd Elfand, Kevin Carton and Joe Vacca.
“The 200 Cottontail campus offers a true oasis in the heart of Somerset,” Elfand said in a statement. “This setting, and the property’s exceptional ownership and management, have contributed to steady interest and an uptick in leasing activity. The property also offers a highly-accessible location just one-quarter mile from the I-287, four-way Exit 12 interchange and within minutes of the region’s abundant retail, hospitality and lifestyle amenities.”
Small deals are driving new demand in Central Jersey, according to Cushman. Through the mid-point of the year, 40 percent of the 1.7 million square feet in regional office leasing has gone to tenants of 10,000 square feet or less, and during the second quarter, 63.6 percent of all new activity took place at Class A properties.
