Edison-based commercial real estate agency Zimmel Associates Inc. on Monday said it handled the sale of a 68,500-square-foot one-story, free-standing industrial building on 4.5 acres in Eatontown.
The purchaser Denholtz Acquisition LLC – a client of Zimmel Associates for mor than 40 forty years – was represented by David Zimmel and Jason Zimmel. The seller, Industrial Eatontown LLC, was represented by Ray Musalo of Greiner-Maltz Real Estate and Joe Soos of Preferred Industrial Properties.
In addition to selling the property, David Zimmel and Jason Zimmel were hired by Denholtz Acquisition LLC to lease the building exclusively.
“We are extremely optimistic that a tenant will be found quickly due to the fact there are limited leasing opportunities for industrial space available in the area,” said David Zimmel.
Located at 200 Industrial Way W., the building was formerly occupied by a pharmaceutical company and offers many desirable features, including 24-foot clear ceiling and 8 loading doors.
The building is well-landscaped and 100 percent air-conditioned. It is located off the Garden State Parkway at exit 105, with easy access to Routes 18, 33 and 66.
Denholtz Acquisition LLC plans to redo the office space within the building. According to Zimmel, the building lends itself to being divided to suit various sizes.
