A combined Family Dollar / Dollar Tree will open its doors at a high-profile, stand-along retail space in South Plainfield, Levin Management Corp. announced last week.

Previously occupied by an Aldi, the discount retailer will occupy 19,500 square feet at 1620 Park Ave. in the Middlesex County municipality.

Senior Leasing Representative Vanessa Fernandez-Kelty arranged the long-term deal, with R.J. Brunelli & Co’s Danielle Brunelli representing the tenant. The Old Bridge-based firm is the state’s exclusive leasing representative for Dollar Tree.

By housing both brands under one roof, LMC said shoppers gain access to a multi-price assortment. The wares at the outpost range from traditional Dollar Tree merchandise – party items, school supplies, greeting cards and seasonal decorations – in addition to a selection of frozen and refrigerated foods, pantry goods, beauty products, household supplies, clothing and more, offered by the Family Dollar banner.

Retail sales higher than last year, but there may be tough times ahead

According to Levin Management Corp.’s Mid-Year Retail Sentiment Survey, nearly 71% of respondents are experiencing consistent or increased business over last year. And yet, economic changes in the first half of the year have more than half of participants readjusting their outlook for the closing quarters of 2022. Read more.

According to Fernandez-Kelty, Dollar Tree targeted the market for expansion.

“This property’s demographics, including a residential population of 135,000 people within a 3-mile radius, along with its accessibility and visibility created an ideal leasing scenario,” said Fernandez-Kelty in a statement. “Dollar Tree has had significant early success with this new combo-store format … We are pleased to meet its needs at 1620 Park Ave., which will have a whole new look and feel when the store opens.”

The property sits on just over 2 acres; other businesses in the neighborhood include ShopRite, CVS, Dunkin’ and Burger King.
