Newark-based Edison Properties said Tuesday it signed a lease with Freshii for 1,829 square feet to occupy the fourth retail space at Ironside Newark.
Freshii joins other well-known retailers at Ironside including Halal Guys, SportsMed Physical Therapy and Oren’s Daily Roast. The popular fast-casual chain, which started in Canada and has expanded to more than 60 U.S. locations, is expected to open in Newark in spring 2021 with a storefront on Edison Place.
The location will provide direct access to the North lobby atrium.
“Freshii is the ideal tenant to join our retail space at Ironside Newark, complementing our growing array of food and beverage and specialty service tenants,” said Edison Properties Senior Vice President of Leasing Lenny Lazzarino. “As Newark continues to reopen and kick-start its economy, Freshii will be a welcomed addition to downtown Newark, checking the box on another healthy alternative food option.”
Jason Pierson and Ryan Starkman of Pierson Commercial Real Estate represented Edison Properties. Mike Testa and Matt Kenderian of Jeffery Realty represented Freshii.
Ironside Newark is currently 76 percent occupied with major tenants including Mars Wrigley Confectionary’s North American headquarters, design and architecture firm Ware Malcomb, law firms Pearlman & Miranda and Robinson Miller, and the new headquarters for Edison Properties.

Ironside Newark, located at 110 Edison Place, is a formerly circa-1907 warehouse in downtown Newark that has been redeveloped and restored by Edison Properties into a premier commercial and retail hub across more than 456,000 square feet. Situated directly adjacent to Newark Penn Station and a quick distance from Newark Liberty International Airport, Ironside Newark offers immediate access to public transportation.
Designed by the New York City-based design and architecture firm Perkins Eastman, Ironside Newark offers direct access to the new city-owned Mulberry Commons Park.
Ironside’s office amenities include future restaurant outdoor seating and exclusive park-level retail fronting Mulberry Commons Park, street-level retail along Edison Place, a rooftop terrace, a dark fiber-optic network, and loft-style and open workspaces making collaboration and connection an everyday experience.
