Group circuit-based training fitness concept SETS Hybrid Training is coming to Old Bridge.

Levin Management Corp. announced the gym franchise will relocate to a 3,000-square-foot space at Route 9 Plaza.

In a statement, owner/operator of the Old Bridge franchise Ryan Bailey said the new space is twice the size of its existing location on Route 516, “which is very exciting both for our members and coaches.”

Kendal Hand-Freda, LMC leasing representative, arranged the transaction on behalf of the property while Sitar Realty Co. Senior Associate Justin Goodman represented the tenant.

LMC is leasing and managing agent for Route 9 Plaza, a 26,000-square-foot shopping center located at the intersection of Route 9 and Throckmorton Lane. Additional tenants at the property include: AutoZone, Tots & Blocks Academy and a hair salon.

SETS Hybrid Training is based on a continual combination of strength and high-intensity cardio; with each workout able to be customized to meet individual goals and needs. Coach-led, 50-minute sessions accommodate levels from beginner-friendly to challenging.

The New Jersey-based concept launched three years ago and has since grown to four locations here with one additional Garden State spot and one in Tennessee open for pre-sales, according to its website.

SETS Hybrid Training did not immediately return a request for more information.

Though economic concerns weigh heavily heading into 2023, last year LMC set a new precedent for 2022, signing 1.4 million square feet in leases for the period. At the time, the 70-year-old firm said the achievement reflected the viability of the sector overall.

According to traffic data from Placer.ai cited by LMC, consumer visits to fitness-related retail offerings was up by almost 15% in the second half of 2022, representing growing momentum for the category. “Fitness concepts are active players in today’s retail landscape and strong traffic drivers for shopping centers like Route 9 Plaza,” Hand-Freda said in a prepared statement.

Visits to Route 9 Plaza were also up over the last year, by 15.5%, according to Pacer.ai data. The complex boasts a daily traffic count of 56,000 vehicles passing on Route 9 and a growing residential population of more than 53,000 people within a 3-mile radius, according to LMC; average household income for that same area is $129,000.

LMC is currently marketing one remaining space (1,500 square feet) at the property.
