Earlier this week, NAI James E. Hanson closed the sale of a 28,000-square-foot industrial building in Hackensack. And on Feb. 10, the firm announced that it is happening again.

The full service independent commercial real estate firm said Thursday it negotiated the sale of another 28,000-square-foot industrial building, this one located at 184 Route 22 E. in Hillside.

NAI Hanson‘s Eric Demmers and Russel Verducci represented Certified Processing, the seller, in the transaction with Madison Exchange LLC/HYK LLC.

According to the firm, the buyer – a neighboring owner – plans to demolish the existing, vacant structure to provide additional parking for its existing business.

“This deal further demonstrates our team’s consistent ability to construct exceptional marketing strategies to attract quality buyers, no matter what the current state of the property might be,” Demmers said in a statement. “Capitalizing on the severe supply gap in industrial parking, we were able to help our client find a buyer who was interested in acquiring what was a functionally obsolete warehouse space.”

Earlier in the month, another NAI Hanson-negotiated deal in Ridgefield Park for a buyer that plans to use its new property for parking purposes.

With access to major roadways including Interstate 78, Route 9 and the Garden State Parkway, 184 Route 22 E. sits on 1.41 acres of land.
