JLL will lead leasing at the property and a marketing campaign to entice tenants from the life sciences, health care and biotechnology industries.
The eight-story, 350,000-square-foot building originally served as a manufacturing facility for Colgate Palmolive, but was converted to an office building following SJP’s acquisition with partner Prudential Real Estate Investors of the property in 1999. The building, SJP said, was later occupied by Merrill Lynch, “for many years.”
“Despite considerable pent-up demand among these users,” SJP Properties Chief Executive Officer Steven Pozycki said in a release, “very few existing buildings in this market can accommodate tenants with lab components or robust power requirements, let alone those that can also provide immediate access to a highly skilled workforce and Manhattan via multiple mass transit options.”
