JLL on July 28 announced it completed a 118,070-square-foot, long-term lease for USA Container Co. Inc. for the entire building at 170 Circle Drive N., within Rutgers Industrial Center in Piscataway.
Vice Chairman Joel Lubin, Executive Managing Director Brian Golden and Excutive Vice President Gary Politi represented North Plainfield-based Levin Management Corp. (LMC), asset manager for Rutgers Industrial Center, in the transaction. USA Container Co. Inc., a leading distributor of packing supplies, warehousing and freight services, was represented by Ken Rubin with Rubin Realty Associates.
Originally built in 1969, 170 Circle Drive N. is an industrial property that occupies 8.26 acres and offers 73 parking spaces and 118,070 square feet of rentable building area.
Rutgers Industrial Center, a five-building, 535,000-square-foot industrial/warehouse complex, is located off Interstate 287 in close proximity to Interstate 78. It sits less than 10 minutes from the Raritan Valley New Jersey Transit line, providing access into Manhattan, and 5 minutes from the NS Independent Bulk Transfer Terminal-Middlesex-NJ.
“This is an ideally located facility with easy access to the entire metropolitan region and beyond,” said Lubin. “The facility has ample parking and is positioned to support the growing needs of the distribution sector.”
LMC President Robert Carson commended JLL’s efforts in securing the USA Container lease. “Within today’s dynamic and rapidly changing industrial and warehouse real estate landscape, this team did an exemplary job,” he said. “USA Container has a long-standing history of success in warehousing products for their customers – making it a solid tenant and a desirable fit for Rutgers Industrial Center.”
