Kearny’s Vermella East: 20 percent leased

Vermella East, Russo Development’s latest luxury rental apartment community in Kearny, is having its first residents move in.

The walkable neighborhood in Hudson Pointe, with well-known retail and dining options and a 7-mile scenic Passaic River Walkway, has seen more than 40 residents start calling it their home. Meanwhile, the community is already 20 percent leased, weeks after the leasing office officially moved on-site, indicating its opening rental pace could surpass that of Russo Development’s other two communities in Kearny: Vermella West, with 280 units, and Vermella Crossing, with 230-units.

“Our Kearny communities are very appealing to people who might have once considered renting in New York City or Jersey City as here they can get a larger and brand new rental apartment, have more ways to enjoy time spent at the on-site common areas, and access to our expansive outdoor space,” said Russo Property Management President Adam Pasternack. “Our strategy to build mid-rise, highly-amenitized buildings in a campus environment long-precedes the COVID-19 quarantine, but is very appealing now that people are looking for their rental dollar to go farther while enjoying a less dense work-from-home-friendly environment.”

Vermella’s amenity package includes a resort-style pool, multi-level fitness center, a game room with billiards and TVs, a clubhouse with ample coworking spaces, and other outdoor amenities like a dog run and lounge areas complete with barbeque grills and firepits.

Vermella East looks forward to beginning a robust community events program, which will include yoga classes, cooking demonstrations, and specialty curated events. The property is also located within walking distance of the Kearny Commons retail corridor with ShopRite, BJ’s, Marshalls, LA Fitness, Ulta Beauty, Starbucks, Chipotle, and an urgent care center.
