Onyx Equities’ 650 From Road in Paramus has gotten a facelift, courtesy of Kimmerle Group.
On March 31, the Morristown-based design, real estate, planning, development and branding practice announced it completed a full-building renovation and expansion at the five-story property.
Onyx and Garrison Investment Group acquired the 350,000-square-foot building from Mack-Cali Realty Corp. in 2019. In November 2020, they announced the start of a multimillion-dollar effort to renovate the property. According to Kimmerle, that work was completed in 2021, and brought a redesigned and upgraded suite of amenities, including a brand-new café with indoor and outdoor dining areas, recreation center with a putting green, pool table, lounge seating and arcade games.
“The successful repositioning of Onyx Equities’ 650 From Road points toward our firm’s deep understanding of the New Jersey office market and its transitions, and our ability to deliver a complex multi-phase, multi-disciplinary assignment, even during the pandemic,” Kimmerle Vice President and Partner Paul Newman said in a statement. “Onyx Equities had a clear vision for the reimagining of its New Jersey office assets for a new era, and Kimmerle Group was proud to help bring that vision to reality.”
The new era of work is front-and-center on lots of people’s minds as employers continue to bring employees back to the office following two years of COVID-19 closures and caution.
Though it’s situated in a suburban setting, Kimmerle said the upgrades at 650 From Road have an urban ambiance. That edginess is balanced by an effort to “bring the outside in.” To that end, the central atrium lobby features a five-story live green wall that follows a new corridor to the building’s new conference center and lounge. The lobby also features a custom-designed chandelier and customizable RBG lighting feature that can accommodate tenant and owner branding. According to Kimmerle, the new lighting design creates a landmark visible from the Garden State Parkway. Overall, the upgrades — like custom perforated metal ceiling details in the lounge — offer an urban ambiance in an otherwise suburban location.
“Working with Kimmerle Group on the modernization of 650 From Road, with the addition of a myriad of desirable amenities and features, has elevated the property to a Class-A destination that is sure to attract a variety of tenants that will enjoy the offerings for years to come,” said Onyx Equities Senior Vice President of Asset Management DJ Venn in a statement. “This project points the way for the reinvention of older, suburban New Jersey office assets, as active and amenity-rich office parks gain new appeal and market advantage for a new age of users.”
The renovations at the property are not limited to within the building’s walls, however. Outside, a redefined and re-landscaped lakeside common activity area offers seating (under a new canopy), pergola shelters that feature WiFi and power access, fitness and walking paths and recreation stations, new lighting and pavers across the landscaping, and workstations and collaboration areas.
Kimmerle said the work at 650 From Road is one of more than eight assignments Onyx has retained the firm for. Other ventures include carrying out capital improvements at 15 E. Midland Ave. and 461 From Road, and interior fit-outs for the firm’s tenants.
