After making its debut in Journal Square in the fall, six-story rental building Le Léo in Jersey City is now 75% leased.
Park Stone Management and Fields Grade, the developers behind the 99-unit offering located at 244 St. Paul’s Ave., announced the milestone for the property Jan. 23.
“Journal Square is fast becoming Jersey City’s premier lifestyle destination with plenty of brand new and fashionable residential options,” said Jonathan Feifer, founder/owner of Toms River-based Park Stone Management, in a statement. “We’re delighted that Le Léo has been incredibly well received in a competitive market where demand is high and inventory is sparse. This building has drawn both Jersey City locals and neighborhood newcomers who appreciate its contemporary design, luxury homes, lively environment and great location.”

In a closeup of the Northern New Jersey market from November 2022, the most recent data available, Yardi Matrix pegged the area as the 16th largest in the nation. At the time, rents were up by 9.3% over the year prior to $2,360 per month, making North Jersey the 32nd overall in year-over-year growth.
The report also found that employment in the region was up (3.3% over the past 12 months), further driving the need for living options.
Le Léo was designed by MHS Architecture of Hoboken. The mix of studio, one- and two-bedroom residences feature 9-foot ceilings, plank flooring, stainless steel appliances, and more. Take a closer look at the interiors here, in our slideshow.
The property is enhanced with amenity and social spaces, including a fitness center and yoga studio, resident lounge, coworking space, and outdoor rooftop terrace. The pet-friendly property offers an outdoor dog run, bike storage and enclosed parking garage, as well.

On the street-level – and integrated with Le Léo’s lobby – is local favorite Choc-O-Pain French Bakery + Café.
“Le Léo’s amenity spaces were designed to foster community and encourage socialization among residents while also providing areas for remote working,” Robert Caulfield, a partner at Fields Grade, said in a prepared statement. “Incorporating Choc-O-Pain into the lobby enhances the resident experience and creates a connection to the neighborhood.”
Residents are also connected beyond the neighborhood. Le Léo is located just off John F. Kennedy Boulevard and within a 10-minute walk of PATH service to lower and midtown Manhattan, Hoboken, Newark and elsewhere in Jersey City. NJ Transit and private buses also run through the area.
Studio, one- and two-bedroom homes at Le Léo start in the mid-$2,500 range with limited time incentives that include up to two months free, according to The Marketing Directors, the building’s exclusive marketing and leasing agent. Immediate occupancy is available.
