Luxury rental community 3 Acres opened its doors three months ago, leasing nearly half of its residences since that time.

This week, the property announced 300 leases have been signed for the property located at 400 Claremont Ave. in Jersey City’s West Side neighborhood.

3 Acres offers a variety of floor plans: There are micro studios and studios with alcoves that mimic the space of a one-bed offering, in addition to traditional one- and two-bedroom residences. Select studio spaces are furnished by Resource Furniture, whose three-in-one pieces can quickly transform living spaces into work or sleep areas.

“We made a big bet on the West Side, believing that the positive transformation that has taken place here in recent years paved the way for a top-of-market rental building with an extraordinary amount of indoor and outdoor amenities and high-level services,” said Art Johnson, a principal of 400 Claremont LLC, which developed 3 Acres, in a statement. “We’re thrilled that the bet has paid off in terms of the overwhelming public reaction.”

And Johnson isn’t the only one betting on the West Side. A number of communities have sprung up, successfully, in the section of the city. At the end of 2021, Phase 2 of The Agnes hit 75% leased. That same month, a mid-rise project from developer Halpern Real Estate Ventures secured $65 million in construction financing to bring more than 300 units to the area.

“Leasing 300 apartments in just the first three months is a testament to how well this building is connecting with residents,” Johnson said.

Luxury living

A sleek, Danish-inspired design from Marchetto Higgins Stieve at 3 Acres mixes both reclaimed and contemporary materials.

Residences include plank flooring, central heat and air conditioning, in-home washer and dryer and complimentary window treatments. Kitchens are decked out with quartz countertops, stainless steel appliances and soft-close cabinets. Bathrooms feature imported glazed porcelain tile floors and vertical subway ceramic tile shower walls. According to 3 Acres, the units also have integrated tech features like Smart Home entry system, thermostat and lighting control.

Indoor and outdoor amenities abound across 3 Acres’ 70,000 square feet, including an attended lobby surrounded by social spaces across the full two-block length of the building. Opening up to a second level, a fitness center; infrared saunas; conference room; work pods; chef’s table with demonstration kitchen; multi-sport simulator and screening room; resident lounge with a saltwater aquarium; and a game room with a mini bowling alley, pinball, ping pong and arcade games and to the properties offerings.
