As a new month begins, so to does a new chapter at Metropark194.
On Nov. 1, Avison Young announced its New Jersey Project Management Group was retained by Opal Holdings LLC to oversee construction on a multimillion-dollar capital improvement plan at 194 Wood Ave. South in Iselin.
The project at the Class-A office park, which Avison Young said commenced toward the end of the summer, will bring an upgraded lobby with video screen wall, renovated café, a new fitness center and updated exterior amenity spaces to the 452,133-square-foot property.
Construction management efforts are being led by Tony Beinert, a New Jersey-based director on Avison Young’s Construction Management team, and Mandy Jaust, a fellow Garden State-based project manager.
Opal Holdings Chief Financial Officer Brian Haimm said Avison Young was the “clear choice to spearhead the renovations,” due to “[o]ur established rapport … coupled with the firm’s demonstrated track record of successfully executing capital improvement projects and construction budget management.”
“We are confident that upgrading the common areas and amenity spaces of the building will benefit our tenants as companies prepare for a return to the workplace,” he said.
Avison Young also handles leasing at Metropark194; the firm was brought on when N.Y.-based Opal purchased it in 2020.
194 Wood Ave. South is a nine-story building featuring an onsite day care center, parking deck, year-round security and more with direct access to a range of major thoroughfares – the Garden State Parkway, Routes 1 and 9, Interstate 287 and the New Jersey Turnpike – along with mass transit options.
