NAI James E. Hanson said Thursday it facilitated the sale of a 6,100-square-foot office condo in Fair Lawn to Ho-Ho-Kus Inc., a leading designer and manufacturer of complex latching and clamping systems for commercial, business and military aerospace applications.
Based in Paterson, with a manufacturing facility in Richmond, Va., the company had outgrown its current office and was searching for additional space to house a growing staff.
NAI James E. Hanson’s Darren Lizzack and Randy Horning represented the seller, RPM 1, in the transaction.
Located at 17-10 River Road, the property features access to Routes 4,17 and 46 as well as Interstates 80 and 287, and the Garden State Parkway. It also provides an ideally-located home for the company’s expanded office.
Standing at 6,100 square feet, the office condo comprises Suites 3A and 3E and boasts ample parking space and professional management.
“For growing companies in the northern New Jersey market, it is often hard to find inventory for sale that is not overpriced and actually offered at its intrinsic value,” said Horning. “With this deal, market value was in alignment with the property’s intrinsic value and as a result both buyer and seller were satisfied with the outcome. We were happy to work on behalf of our client to negotiate a fair deal for all parties involved and help yet another New Jersey-based business grow.”
