After outgrowing the space at its Essex County office building, Metropolitan YMCA of the Oranges recently enlisted NAI James E. Hanson to conduct a marketing scheme to secure a similarly community-focused buyer.
That’s according to the commercial real estate firm, which announced the sale of the 7,000-square-foot office building located at 139 E. McClellan Ave. in Livingston on June 13.
NAI Hanson‘s Josh Levering, Andrew Kirshenbaum and William Ericksen represented the seller while Commercial Realty Partners’ Joe Puleo represented the buyer, 139 McClellan Holdings.
“Metropolitan YMCA of the Oranges had many opportunities to sell the building due to its great location and high-quality condition,” Levering said in a statement. “With that said, it was of the utmost importance to them to find a buyer that would use the building to provide important services to the Livingston community. We’re proud to have found the sellers a match they were comfortable with and continue this location’s history of providing important services to Livingston Township.”
The property features recent upgrades and improvements including a new roof, exterior LED lighting, in-ground sprinkler system and enhanced landscaping.
The location on East McClellan Avenue offers ample parking and immediate access to Routes 280, 80 and 46. The building is also nearby to shopping, dining and overnight-stay options.
