NAI Hanson said Jan. 3 that it represented both the buyer and the seller in the sale of an industrial building located in Hackensack.
The firm’s Dominic Fittizzi represented HVAC Mechanical Corp., the buyer, and Paul Pytal, the seller, in the transaction for 15 Van Orden Place.
Financial terms of the deal were not disclosed.

The 5,000-square-foot property features 2,900 square feet of space to accommodate 12 internal offices. Adding even more versatility, according to NAI Hanson, the perimeter offices can be removed to create more warehouse space.
According to the full-service independent commercial real estate firm, its marketing strategy attracted the buyer, who plans to use the property to house its metal fabrication and pipe fitting operations. 15 Van Orden Place’s location – in the center of Bergen County, with proximity to Interstates 80 and 95, and offering near-immediate access to Manhattan – made it an ideal spot to expand.

The industrial property at 15 Van Orden Place offers a private – and expansive – parking lot, and an industrial drive-in. According to NAI Hanson, it also features a complete air conditioning system, a new security system and a recently installed Thermoplastic Polyolefin roof.
