Gebroe-Hammer arranges $19.5M sale of East Newark’s St. George Harrison

Gebroe-Hammer said Tuesday it orchestrated the $19.5 million sale of St. George Harrison Apartments, a newly developed, 60-unit midrise in the Hudson County borough of East Newark.

Executive Vice President Niko Nicolaou, the firm’s Hudson County market specialist, exclusively represented the seller, Madison Hill Properties, and Senior Vice President Adam Zweibel procured the buyer, SELA Realty Investments of Fort Lee.

Once known as “the beehive of industry,” East Newark is undergoing a residential renewal of its early-to-mid-20th Century housing landscape. It stands out as the most in-demand, Harrison-linked neighborhood near a multitude of convenient mass transit links, parks and waterfront walkways.

T&M Associates strengthens executive team, elevates three

Environmental, engineering and construction management company T&M Associates of Middletown, said Monday three of its leaders were elevated to represent the evolution of the company and set the stage for the successful execution of the strategic plan going forward.

John Cimino was named chief strategy officer, Lynn Spence chief people officer and Violet Koehler to the board of directors.

“These promotions are reflective of the valuable contributions that John, Lynn and Violet have provided to the company and will round out the executive leadership team,” said Gary Dahms, T&M’s president and chief executive officer. “This team of dedicated, highly skilled, and forward-thinking professionals position T&M for the next generation of company growth and success.”

Cimino

Spence

Being promoted from director of human resources to chief people officer, Spence is responsible for developing and executing the firm’s human resources and marketing strategy in support of organizational goals. Koehler

Koehler joined T&M in early 2019 as chief financial officer. She is a 20-plus year veteran of the professional services industry within the accounting, finance, administration and management realm.

Koehler is responsible for overall leadership and management of the Finance and Information Technology departments. Since joining, the company said she made an immediate and positive impact on T&M’s financial position and established critical procedures and standards to manage business effectively. She is a strategic addition to the board of directors, leading the planning and management of the firm’s financial performance.

Coldwell Banker expanding RealVitalize roll-out to national affiliate network

Coldwell Banker Real Estate LLC, a Realogy brand, on Monday said it was expanding its home improvement program RealVitalize to include Coldwell Banker Affiliates.

Following a successful beta pilot period, which launched RealVitalize to Coldwell Banker’s company-owned offices in 2019, the program also features process enhancements to enable more affiliated agents to sell homes faster and for more money. All Coldwell Banker Affiliates will be invited to enroll in the program in 2021.

RealVitalize provides home sellers with home improvement resources prior to, or during, the listing period with no up-front costs or interest charges.

Realogy partnered with HomeAdvisor, a leading digital marketplace, to provide direct home improvement options to consumers.

Through the program, a homeowner who lists their home for sale with a participating brokerage company will have the option to make non-structural home improvements and repairs using a service professional from the HomeAdvisor network. The program is also available to current home sellers who want to enhance their home to help achieve optimal offers.

Through the use of RealVitalize, pilot homes sold 25 percent faster compared to other homes on the market, sold a full 4 percentage points closer to list price, the average brokerage commission rate was 15 basis points higher, and the agent satisfaction with the program was 95 percent.

Since its inception one year ago, thousands of listings have enrolled in RealVitalize. The program is currently available in 29 major markets nationwide in Coldwell Banker company-owned offices, except for Delaware and Rhode Island.

Armstrong Relocation expands footprint in Randolph

Armstrong Relocation Co., a provider of commercial and residential trucking transportation moving services, said Aug. 14 it recently expanded its footprint where it is headquartered in Randolph, by leasing 40,000 square feet at 5 Aspen Drive.

The company simultaneously renewed its 84,000-square-foot lease next door at 9 Aspen Drive.

Armstrong will expand its moving and storage division into 5 Aspen Drive, fully leveraging the facility’s 46-foot clear height, 12 loading docks, drive-in door and substantial truck parking area. This will allow Armstrong to locate its 3PL and fulfillment business at 9 Aspen Drive, now occupying a total of 124,000 square feet directly next door.

Resource Realty‘s Brian Wilson represented both the landlord, North Jersey Development, and Armstrong. Wilson worked to find the existing tenant, Suburban Furniture, a space where it could downsize while freeing up 5 Aspen Drive for Armstrong’s expansion.

Suburban Furniture was relocated and downsized into 27,000 square feet at 102 Iron Mountain Road. “It was truly a win for all parties,” said Wilson.

Resource Realty is a regional commercial real estate firm in operation since 1989 with offices in Parsippany, Woodbridge and Moorestown.

Freehold mall property hearing carried to November

A hearing set for Aug. 11 on Aspen Rt 9 LLC’s objection to the Township of Freehold’s alleged attempt to seize the Freehold Mall property, based on a prior proceeding that resulted in a Fair Share Housing settlement dating to November 2019, was held—however it was very short.

Per Sills Cummis & Gross PC member Thomas Prol, who represents Aspen Rt 9 LLC, Judge Linda Grasso-Jones had some discussion on the record before carrying the hearing to Nov. 5, 2020.

The Township’s special counsel for affordable housing matters made a comment about needing to have discussions with Fair Share Housing Center (FSHC) and the possible need for another Fairness Hearing with the court “if” there were changes made to the plan or prior settlement with FSHC that assigned 45 units to the Mall property.

Aspen Rt 9 LLC acquired the property in a deal announced in July. Also known as the Burlington Coat Factory site, the Township is allegedly attempting to seize the site amid a COVID-19 government-ordered shutdown, contending that the property is vacant and therefore eligible for a Condemnation Redevelopment Area designation.

Tulfra Real Estate closes Clifton self-storage building sale for $24M (updated)

Rochelle Park-based Tulfra Real Estate on Friday said it sold 10 Kingsland Road in Clifton/Nutley to Columbia Storage Group for $24.25 million.

The 6.5-acre site includes a state-of-the-art, climate-controlled 122,400-square-foot self storage building. The facility contains 925 units that Columbia Storage Group will own and self manage.

The location at 10 Kingsland Road is 1,000 feet from the Route 3 corridor, well located amid dense residential and commercial uses.

Tulfra recently sold a 108,000-square-foot self-storage facility at 670 Passaic Ave. in West Caldwell to Columbia Storage Group, making this the second self-storage property that the company has acquired from Tulfra.

The brokers on both transactions were Kevin Welsh, Brian Schulz and Jason Emrani of Newmark Knight Frank.

“Clifton is home to over 84,000 residents. The property is just minutes from the Lincoln Tunnel and many crucial New York metro and North Jersey highways, making it an ideal, accessible location for the region’s many self-storage customers,” said Tulfra Real Estate President and Partner Sonny Jumani.

Tulfra Real Estate acquired 10 Kingsland Road from an out-of-state corporation in August 2017. The land was vacant for over a decade prior to the company’s purchase and it remediated the property of environmental issues and obtained complicated approvals and building permits from two separate municipalities.

Construction financing for the project was provided by ConnectOne Bank – Bob Cusick, Leo Faresich and Mark Zurlini represented the bank.

“Our mission at Tulfra Real Estate is to transform underutilized sites into properties that produce jobs and income for residents and tax revenue for municipalities,” Jumani said. “In this regard, our construction and repositioning of 10 Kingsland Road is a sound success.”

Wolf Commercial Real Estate on Friday said it exclusively represented the Stratford Classical Christian Academy in the sale of 710 Laurel Road in Stratford – formerly home to the YWCA of Stratford.

The property, which is approximately 25,000 square feet and consists of three buildings on more than 10 acres of land, was purchased by an investment firm looking to convert it into a senior independent living facility.

Vantage Real Estate Services said Friday it inked a successful retail lease for a specialty bakery at Liberty Town Center in Sicklerville.

Located at 412 Sicklerville Road, Liberty Town Center is a popular location for restaurateurs as it is situated within a high residential population and located within minutes from the Atlantic City Expressway and Routes 322 and 42.

Vantage RES Sales Associate Nick Liggio and Senior Advisor Corinne Giletto worked closely with shop owner and designer Ivory Edwards to locate a space for her pastry bistro, Dessert Soiree. Vantage also worked with Matthew Guzzo, owner of Liberty Town Center, to facilitate a smooth transaction for the bakery’s location.

“Nick and Corinne were very attentive throughout the entire process. This is the first retail lease signed during the COVID-19 pandemic in my centers. The bakery will be a great compliment to the existing businesses and retail tenants, especially the restaurants. NJ receives $18.5M from HUD to keep residents housed

On Thursday, U.S. Department of Housing and Urban Development (HUD) Secretary Ben Carson announced $472 million in Coronavirus Aid, Relief, and Economic Security (CARES) Act funding to help low-income families during the ongoing pandemic.

New Jersey will receive an allocation of $18,544,475.

This funding can be used by Public Housing Authorities to help families assisted by housing choice vouchers (HCV) and mainstream vouchers prevent, prepare for and respond to COVID-19. The funding will be awarded to public housing authorities across the nation.

“This funding will provide additional resources to public housing authorities to make sure people have a decent, safe, and affordable place to call home,” said Carson. “HUD continues to work with our public housing authorities to protect American families from this invisible enemy, including vulnerable residents in the Housing Choice Voucher Program.”

The eligible pandemic-related activities include, but are not limited to:

  • Procuring cleaning supplies and/or services to maintain safe and sanitary HCV units, including common areas of PHA-owned project based voucher (PBV) projects;
  • Relocation of participating families to health units or other designated units for testing, hospitalization, or quarantine, or transportation to these locations to limit the exposure that could be caused by using mass transportation;
  • Additional costs to supportive services vendors incurred due to COVID-19;
  • Costs to retain or increase owner participation in the HCV Program;
  • Costs for providing childcare for the children of PHA staff that would not have otherwise been incurred

Marcus & Millichap arranges 1,400-square-foot net-leased property sale

Marcus & Millichap on Thursday said it sold a 1,400-square-foot net-leased property occupied by Dunkin’ Donuts in Vails Gate, N.Y., for $1,316,000, according to regional manger of the firm’s Saddle Brook office, James McGuckin.

Alan Cafiero, Ben Sgambati and Matt Leszyk, investment specialists in Marcus & Millichap’s New Jersey office, had the exclusive listing to market the property on behalf of the seller, a limited liability company. The trio also secured and represented the buyer, an individual/personal trust.

John Krueger, the firms’ broker of record in New York assisted in the transaction.
