Onyx signs leases with Sony Music, two others

Onyx Equities LLC has completed three new long-term leases totaling 66,000 square feet at its office properties in New Jersey, the Woodbridge-based real estate firm said.The largest was a 39,200-square-foot lease with Sony Music at 301 Route 17 North in Rutherford. Onyx said. Sony, which was represented by Dan DePalma of JLL, will house several of its business divisions there as it consolidates operations from Manhattan and Lyndhurst.

Another new tenant, Artech Technologies, is relocating to Onyx’s 360 Mt. Kemble Ave. in Morris Township, where it’s leasing 17,457 square feet. Savills Studley Managing Director Chris Marx represented Artech in the transaction.

Meantime, PNC Wealth Management is leasing 9,500 square feet at 257 East Ridgewood Ave. in Ridgewood as it relocates from the Paramus Country Club, the news release said. David Simson, a vice chairman with Newmark Grubb Knight Frank and chief operating officer of its New Jersey operations, represented the tenant in the transaction.

“These recent leases reflect the appeal of our strategically located, high-quality owned and managed office properties among leading-edge companies across a diverse range of industry sectors,” Adam Karafiol, Onyx’s senior vice president of leasing, said in a prepared statement. “Through our adoption of cutting-edge building management technologies, we are able to provide our tenants with a better workplace experience that supports their operational needs and positions them strongly for continued growth.”
