Prudential lease renewal part of record-setting month

Insurance giant retains 225,000 square feet at Metropark, part of 1 million square feet of deals for Tishman Speyer in December.New York-based Tishman Speyer shattered its record for monthly leasing activity in the metropolitan area, but it took a deal in central New Jersey to put it over the 1 million-square-foot mark.

In a news announcement released Wednesday, the company said it negotiated a 225,000-square-foot lease renewal for 10 years with the Prudential Insurance Co. of America at 200 Wood Ave. South, a three-story office building at The Offices at Metropark, in the Iselin section of Woodbridge. Terms were not disclosed.

The company said Prudential has had a major presence in Metropark for more than 30 years. The insurance giant maintains its corporate headquarters in Newark.

In the release, Tishman said the location of the site — minutes from routes 1 and 9, the Garden State Parkway, I-287 and Amtrak and NJ Transit rail service — made it an ideal location for the tenant.

The other deals took place in New York:

• Publishing giant Simon & Schuster signed a five-year lease extension for more than 292,000 square feet at 1230 Avenue of the Americas, in Rockefeller Center.

• CB Richard Ellis, the world’s largest commercial real estate services firm, signed a 125,000-square-foot lease renewal and relocation at 200 Park Ave.

• Fashion design firm Michael Kors signed a lease renewal to remain at 11 W. 42nd St., expanding from approximately 62,000 square feet to more than 90,000 square feet beginning in 2012.

• Gibson, Dunn & Crutcher LLP signed a lease renewal and expansion at 200 Park Ave.; the prominent global law firm will occupy more than 260,000 square feet at the property, up from about 192,000 square feet.
