The Rockefeller Group has announced plans to build to suit an office space at 110 Park Ave. in The Green at Florham Park. Rockefeller is working alongside Cushman & Wakefield to market the project.
“We’re extremely proud of what we’ve already accomplished at The Green at Florham Park, and we’re confident that 110 Park Ave. will be an excellent addition to the urban-inspired destination we’re creating,” Clark Machemer, senior vice president and regional development officer for Rockefeller Group’s New Jersey and Pennsylvania operations, said.
The Green at Florham Park is a 268-acre development that is home to the New York Jets, BASF’s North American headquarters and Summit Medical Group. Rockefeller said it will seek to obtain a Leadership in Energy and Environmental Design, or LEED, certification at 110 Park Ave.
The Rockefeller Group said in a news release it was compelled to increase its footprint in the state by the robust office leasing market in northern New Jersey, and mentioned Cushman & Wakefield’s latest MarketBeat research report, which found a 33.7 percent increase in leasing velocity from 2016’s first quarter to 2017’s Q1.
“With Class A asking rents that are among the strongest in suburban New Jersey, Morris County remains one of the strongest office markets in New Jersey, and the significant amount of recent development activity in Florham Park is a testament to this fact,” Raymond Trevisan, executive managing director of Cushman & Wakefield, said. He and William O’Keefe will manage the marketing of the property.
The Rockefeller Group is also working alongside Korman Communities at The Green to create a flexible-stay community with 256 corporate units. LodgeWorks Partners is also developing a 161-unit hotel, ARCHER Hotel, next to the Summit Medical building. Pulte Homes has also planned a 425-unit residential community on 100 acres at The Green.
“Given the prestige of The Green, its key location and its accessibility to numerous area amenities, we expect to see strong interest from a wide range of prospective tenants,” Trevisan said.
