Journal Square keeps bustling, with leasing launched at another new residential option in the historic Jersey City neighborhood.
Developed by Milton Fantin and the Fantin companies (Urban Property Developers and Urban Property Managers), the 16-story Overlook Flats recently began renting its 297 apartments, located at 32 Oakland Ave.
With a collection of studios and one-, two- and three-bedroom residences, the building also features indoor and outdoor amenities, including an activated rooftop with pool, firepits and lounge and Manhattan skyline views.
The Marketing Directors is exclusive marketing and leasing agent for the property. Initial occupancy is scheduled for this fall.
“Journal Square is experiencing a remarkable revival as a thriving residential, cultural, and lifestyle hub, and we’re excited to introduce this upscale property to a market that is redefining itself,” said Igor Fantin, business manager at Urban Property Managers, the in-house property management arm of the Fantin companies. “As its name suggests, Overlook Flats offers elevated views that not only overlook the Jersey City and New York City skylines, but also bear witness to the rich and vibrant setting of Journal Square. Nestled amid a burgeoning cultural and culinary scene, and with its contemporary amenities and prime location near the PATH station, Overlook Flats encapsulates the essence of modern urban living and the reenergized spirit of its Journal Square neighborhood.”
The building is designed by architect Michels & Waldron Associates LLC of River Vale with interior design from Builders Design.
Overlook Flats was designed to achieve LEED-certification from the U.S. Green Building Council, according to its team, demonstrating the developer’s commitment to sustainability and eco-friendly living. Lawrence Township-based JT Engineering served as the structural engineer and KEA Engineers of Iselin as the MEP (mechanical, electrical and plumbing) engineer.
Loft-inspired residences feature 9-foot ceilings, while penthouses offer heights of 12 feet tall.
Indoor amenities include a lobby with double-height lounge and sculptural floating staircase, coworking spaces, a children’s playroom with den for parents, a golf simulator, modern fitness and training center with interactive equipment, as well as a separate H.I.T.T. studio.
Modern conveniences and services include 24-hour concierge, a smart package room and a state-of-the-art, fully automated private parking garage.

The Marketing Directors President Jacqueline Urgo highlighted a unique aspect Overlook Flats offers potential tenants to make spaces their own.
“Residents are afforded the opportunity to personalize their living spaces on a first-come first-served basis, with select homes offering two different stunning color palettes for their kitchens and bathrooms, adding an additional layer of allure to the overall living experience,” Urgo said.
Overlook Flats is a five-minute walk from Journal Square’s transportation network, including PATH service to lower and midtown Manhattan, Jersey City, Hoboken and Newark, as well as NJ Transit and private bus service.
Other living options are on the rise in the area, with two having celebrated milestones this month: the groundbreaking for a 53-story building from Panepinto Properties and Urby’s 317-unit project topping out at 25 stories.
Net effective rents at Overlook Flats start from around $2,600, according to the developer. An on-site leasing office and fully furnished model homes are available. Limited-time Grand Opening incentives include up to two months free rent. More information is available here.
