A new lease secured for a clinical research company brings 10 Independence Blvd. in Warren to near full occupancy.
JLL announced Nov. 11 it arranged a long-term 6,402-square-foot lease with Amici Clinical Research under which the new tenant will relocate – and expand – from Raritan to the 120,528-square-foot Class A property owned by Edison-based American Equity Partners.
Amici, a division of the IMA Group’s network of integrated research sites specializing in clinical trials across multiple therapeutic areas, will take occupancy at its new, first-floor digs next month, JLL said. It joins fellow occupiers including Cipla USA Inc., Envision Pharma and T-Mobile.
Built in 1988, the four-story office property underwent renovations that included redesigning its two-story atrium and upgrading common areas, restrooms and elevator cabs. JLL was tapped to lease the property in 2017.

Updated amenities at 10 Independence Blvd. include: common conference space, tenant lounge and game room, fitness center and the addition of EV charging stations.
Managing Director Bob Ryan and Associate TJ Romano serve as exclusive leasing agents for 10 Independence Blvd. and represented the landlord in the lease transaction with Amici. The tenant was represented Larry Dickstein, president and CEO of Dickstein Real Estate Services of Bridgewater.

The property offers a 410-space surface parking lot. According to JLL, AEP is also building a new retail center at the site, scheduled for completion in the second quarter of 2023, that will be anchored by a Dunkin’ Donuts.
AEP completed a custom buildout for Amici, JLL said, to create an efficient and collaborative space for the company to conduct its work with participants in clinical trials for vaccines and new therapies. The company is currently located at 34 E. Somerset St. in Raritan.
