Cushman & Wakefield said Dec. 21 that the real estate services firm has arranged a 10-year, 14,889-square-foot office and lab lease with a leading global manufacturer and marketer of colors, flavors and other specialty ingredients at 200 Cottontail Lane, a two-story office building in Somerset.
Cushman & Wakefield’s Todd Elfand, Paul Giannone, Kevin Carton and Joe Vacca represented the landlord, The Winter Organization, in the transaction.
“200 Cottontail Lane was an excellent choice for this organization,” said Elfand. “The property is an oasis in Somerset with a beautiful outdoor courtyard, fountain, seating area, full-service café, abundant parking, sky lit atrium with a bright and open environment.”
200 Cottontail Lane is situated on a beautifully landscaped 14-acre site with a diamond-shaped courtyard graced by trees, fountains and promenades. The property’s peaked-roof atrium entrances are flanked by solar glass facades and multiple second floor balconies offer tenants room for outdoor collaboration and fresh air.
“This property boasts a loading dock, heavy floor load capacity, significant power capabilities and fiber optic network, making it a prime location for the organization’s new lab and office space,” added Giannone. “The building is proving to be of interest to trophy tenants who seek headquarters-type quality space with the ability to create an innovation center for their business.”
The property’s on-site management is focused on employee safety and cleanliness and recently installed additional sanitizing stations and self-sanitizing antibacterial touch pads on all doors. Additionally, the building’s center open stairwells enable easy six-foot social distancing.
The asset is located a quarter of a mile from Interstate 287, near the crossroads of the New Jersey Turnpike and GSP.
