The Planning Board on Aug. 19 unanimously approved in a 9-0 vote the city’s largest residential development project in decades. The project, part of the TODD West Area, consists of four separate buildings – two 11-story buildings, one five-story building and one four-story building.

Located at 101-127 Central Ave.; 301-305 W. Front St.; 327 W. Front St.; 126-136 Madison Ave.; 225-231 W. 2nd St.; and 312-316 W. 2nd St., the development consists of 357 dwelling units and 32,200 square feet of commercial tenant space –  including two rooftop restaurants and 354 on-site parking spaces – and boasts more than 10,000 square feet of interior residential amenity space and over 24,000 square feet for an outdoor rooftop amenity deck.

Designed by Brian M. Taylor of North Plainfield-based , the buildings mark a transformational development for the City of Plainfield. Much of the recent development in the city has been along its eastern South Avenue-North Avenue corridors. This development serves as a gateway to Plainfield on its western end along West Front Street, essentially the entrance to the heart of downtown.

The apartments will be a mix of studio,  one- and two-bedroom units comprised within a development rich in amenities, including a 2,250-square-foot second-floor lounge walking out onto a 6,000-square-foot roof deck overlooking an adjacent park, as well as a 12,500-square-foot roof deck on the 11th floor of the largest building.

Other amenities include a fitness center, first-floor lounge, media center, conference room, business center, as well as bike and tenant storage areas. Three of the four buildings boast rooftop amenity decks with a view of the city and surrounding towns.

The applicant, TODD West Urban Renewal LLC, aims to revitalize this underdeveloped area, transforming it into a new gateway into the Queen City. The redevelopment team, consisting of redevelopment attorney Robert Goldsmith, land use attorney John Sullivan, Civil Engineer Lee Titus and traffic engineer Betsy Dolan, all contributed to the approval by illustrating the merits of the project.
