Compass Inc. and Anywhere Real Estate Inc. officially combined at the start of 2026, closing their previously announced merger Jan. 9. Now, layoffs will hit Madison.

Following the multimillion-dollar deal, a notice filed with the New Jersey Department of Labor & Workforce Development advises the company plans to cut 110 jobs in the Morris County municipality. 

The changes include effective dates ranging from when the Compass-Anywhere transaction closed to Aug. 14, 2026.  

Neither Compass nor Anywhere responded to requests for comment or additional details regarding the WARN notice.  

At the start of the month, Inman broke news regarding executive personnel changes at Anywhere. CEO Ryan Schneider and Chief Technology Officer Rudy Wolfs both exited the company, the publication reported.  

Schneider led Madison-based Anywhere since 2017. The banner is home to brands including Coldwell Banker, Better Homes and Gardens, Century 21, Corcoran and Sotheby’s International Realty. The company rebranded from Realogy in 2022.  

Last week, Inman followed up with reports of companywide cuts at Compass. It cited multiple current and past employees on the shakeup. At the time, the publication noted the extent and intent was not clear, but that the moves affect “many levels of both companies.” 

However, the cuts aren’t a total surprise. “When the proposed merger was first announced, Compass said that it expected to realize over $225 million in ‘synergies’ and other efficiencies within three years of the combination,” Inman said. 

In an open company letter, Robert Reffkin, chairman and CEO of the newly combined Compass International Holdings, described CIH as a company built by and for real estate professionals.  

In the Jan. 9 correspondence, Reffkin said each brand will continue to operate independently, “supported by extraordinarily talented employees, and strengthened by a shared platform that delivers tools and integrated services that simply aren’t possible in a standalone model.” 

CIH boasts a global network of approximately 340,000 real estate professionals and affiliate broker-owners, according to the company. Its team members operate in every major U.S. city as well as in 120 countries and territories worldwide.  

Last November, JLL announced an assignment to exclusively market available office space for lease at Anywhere’s Madison headquarters. The 270,000-square-foot Madison at 175 Park property is set for a reimagining from Gensler.
