A new project form Larken Associates will expand industrial availability in Hunterdon County.
On Nov. 16, the commercial and residential real estate building, development and management firm announced it will begin work on Flemington Junction Business Center: a four-building, 150,000-square-foot industrial flex park coming to Flemington.
Occupancy at the 29-acre site at 115 River Road is expected in the fourth quarter of 2022. Construction will be overseen by Core Enterprises, Larken’s in-house construction team.
According to Larken, 25% of Flemington Junction Business Center is already leased. Accommodations for space at the park will range from 1,250 square feet up to 40,000 square feet; pre-leasing is being handled by Raider Realty, Larken’s in-house brokerage division.
A mile from Route 31, Flemington Junction is near Interstates 78 and 281 and Routes 22 and 202. Larken said the property’s location midway between New York City and Philadelphia will allow tenants to service both markets.

Each of the property’s four buildings will have 32-foot clear ceiling heights, dedicated tailboard and drive-ins, utilities and separate entrances.
Accessibility at Flemington Junction will be aided by 270 parking spots and a 360-degree site circulation design to streamline traffic flow.
Larken’s industrial portfolio, which spans New Jersey and neighboring Pennsylvania, includes more than 847,000 square feet of space with the 27-building, 550,000-square-foot Hillsborough Business Center as its main feature. The firm is currently expanding that property, with an additional 18,000 square feet scheduled to be completed this year.
