Hartford Corners in Delran added two new tenants: a restaurant and a physical therapy provider.
Levin Management Corp. announced the leases for the 215,000-square-foot center located at the intersection of Route 130 and Hartford Road Dec. 1. Top Pot Korean BBQ & Hot Pot signed for 7,500 square feet while Virtua Physical Therapy & Rehabilitation inked an agreement for 3,000 square feet.
According to real time traffic data from Placer.ai cited by Levin, Hartford Corners draws 2.9 million visits annually.
LMC leasing representatives Kendal Hand-Freda and Fred Younkin negotiated the transactions on behalf of property ownership. Jerry Johnson of Bennett Williams Commercial represented Top Pot Korean BBQ & Hot Pot.
“Top Pot Korean BBQ & Hot Pot is a new business venture for its operator, an experienced restauranteur with several other Asian food concepts in the marketplace,” according to Hand-Freda. “With a hot pot of simmering broth as each table’s centerpiece, restaurant-goers will dip different types of raw ingredients into the hot pot – cooking, eating and socializing with the group at the table.”
Other dining options at the center include: Five Guys, Smoothie King, Bobby Chez Seafood and Dooney’s Pub & Restaurant.
“This tenant is a prime example of the unique and increasingly popular hot-pot shared dining concept,” Hand-Freda said in a statement. “It will be a great draw for local restaurant-goers.”
Virtua Physical Therapy & Rehabilitation will offer care to patients of all ages. Its representation in the lease agreement was not disclosed.
“Health care concepts are excellent traffic drivers that contribute significantly to a retail property’s overall ‘destination’ mix,” said Hand-Freda, who also noted that Hartford Corners is already home to Virtua Hand Surgery & Rehabilitation Center. “Virtua Health System is a leader in the South Jersey market.”
According LMC, Hartford Corners has seen a steady flow of activity lately, including recently signing Jersey Mike’s and Exit 4 Private Escape Rooms as tenants, the expansion of anchor tenant ShopRite, and a renewal with Saladworks.
More broadly, brick-and-mortar retail has demonstrated momentum throughout 2022. According to ICSC, Coresight Research reported that retailers will open two-and-a-half times the space over what they’ll close in the sector in the U.S. this year.
Hartford Corners serves a growing residential population of 232,000 people within a 5-mile radius, LMC said. The North Plainfield-based firm is currently marketing retail spaces 2,400 square feet and under at the property.
