Wellness and Surgery will occupy space at 1135 Broad St. in Clifton, adding another location to the Ardsley, N.Y.-based practice.

NAI James E. Hanson said Jan. 20 that it negotiated a lease for 1,761 square feet of medical space at the three-story medical office building on behalf of the landlord, First Equity Development Co.

The full-service independent commercial real estate firm has exclusively handled leasing at the building since 2018. NAI James E. Hanson’s Darren Lizzack and Randy Horning represented First Equity in the transaction with Wellness and Surgery.

“This deal further underscores our team’s expertise in constructing marketing strategies that take advantage of the high demand for newly renovated and centrally located medical suites across the state,” said Lizzack. “The health care sector continues to be healthy and stable in the new year, and we are excited to continue to capitalize on the ongoing need for these properties as we help our clients fill vacant space in the year to come.”

According to NAI Hanson, Wellness and Surgery’s leaders were enticed by 1135 Broad St.’s location – which includes 600 feet of frontage on the Garden State Parkway – and its renovated aesthetics.

Amenities at 1135 Broad St. include fully revamped common areas, restrooms and lobbies and abundant onsite parking. Other tenants at the Class-A building include St. Joseph’s Regional Medical Center, an RWJ Children’s Specialized Hospital Outpatient Center, and Kessler Rehabilitation Center.
