6 New Jersey ZIP codes rank among nation’s priciest

released its annual list of the nation’s 100 most expensive ZIP codes, which includes six New Jersey locales. 

The nationwide real estate data provider unveiled its 10th iteration of the list earlier this month. PropertyShark determined the rankings based on median sale prices, not home listings. 

This year, Miami Beach’s Fisher Island was the most expensive ZIP code in the nation, with a median sale price of $9.5 million. However, California took eight of the top 10 spots and accounted for 61% of the list. 

The minimum median sale price to make the top 100 was $2 million, according to PropertyShark. Only 15 states have ZIPs in the top 100. 

NJ’s top spots 

Within New Jersey, (07620) set a state record as the first locale to surpass the $4 million mark. It’s the ninth year the Bergen County borough took the No. 1 spot in the state, according to PropertyShark. 

Alpine’s new record price is $4.35 million. 

According to the New York Post and Mansion Global, an Alpine residence that sold for $17.7 million in September was the highest residential sale in the state in the past three years.

(07723) and (07078) are reached new records, hitting $3.55 million and $2.42 million, respectively. 

Allenhurst (07711) made the list for the first time, with a $2.15 million median sale price.

  • No. 13: 07620 – Alpine, Bergen County – $4.35 million 
  • No. 22: 07723 – Deal, Monmouth County – $3.55 million 
  • No. 57: 08247 – Stone Harbor, Cape May County – $2.55 million 
  • No. 69: 07078 – Short Hills, Essex County – $2.415 million 
  • No. 75: 08202 – Avalon, Cape May County – $2.36 million
  • No. 93: 07711 – Allenhurst, Monmouth County– $2.15 million

By the numbers 

  • Five years ago, fewer than 50 ZIP codes had reached the $2 million median sale price mark.  
  • This year, a record 10 ZIP codes surpassed $5 million.
