Columbia Property Trust on Wednesday said it signed an approximately 400,000-square-foot lease renewal with Pershing LLC, a wholly-owned subsidiary of The Bank of New York Mellon, in a Class-A office tower in Jersey City.
Located at 95 Columbus, the fully leased, 630,000-square-foot property will remain the global headquarters of Pershing through June 2037.
According to Cushman & Wakefield, this marks the largest lease on the waterfront and largest lease in New Jersey in 2019. It also marks the largest waterfront submarket lease since 2016 and the largest Jersey City lease in over three years.
In the year ahead, Columbia plans to enhance the building’s lobby and other common areas to ensure the building is well aligned with the momentum in Jersey City’s amenity-rich Grove Street corridor and to capitalize on its connection to Manhattan.
As Jersey City’s only Class-A building with direct transit access to Midtown and Downtown New York, 95 Columbus offers transit access in the submarket, as well as easy access to all points across New Jersey via train, car or bus.
“Our relationship with Pershing is one of the longest and most well established in our portfolio, and we are very pleased that they have extended their long-term commitment at 95 Columbus,” said Nelson Mills, chief executive officer of Columbia. “Building upon our strong track record of successful repositioning projects in the New York area, we will ensure that this stalwart tower remains among the best office properties in Jersey City, well-equipped to support ongoing leasing at attractive rates.”
Columbia was represented in-house by Kelly Lim and David Cheikin, as well as by a Cushman & Wakefield team of Josh Kuriloff, Robert Lowe and Ed Duenas. Pershing was represented by Robert Alexander, Robert Stillman, Cara Chayet and Taylor Callaghan of CBRE.
