Advance Realty Investors on April 13 announced the official opening of seven new retailers at The Shops at Ledgewood Commons—its 450,000-square-foot, open-air center at the site of the former Ledgewood Mall on Route 10 in Roxbury Township.

Existing retailers Walmart, Marshalls, Ashley’s Home Store, Men’s Warehouse, Wendy’s, Red Lobster and Lemon Tree Hair Salon have been joined by the following new retailers:

  • Burlington Stores: The national retailer formerly known as Burlington Coat Factory occupies 27,336 square feet.
  • Chipotle Mexican Grill: Occupying 2,381 square feet, the popular food chain offers Mexican fare, including design-your-own burritos, tacos and bowls.
  • Five Below: The specialty discount store’s new location occupies 8,480 square feet.
  • Five Guys: The American fast casual restaurant occupies 2,238 square feet and offers hand-crafted hamburgers, hot dogs, and French fries.
  • Panda Express: Serving American Chinese food fresh from the wok, the restaurant occupies 2,200 square feet.
  • Starbucks Coffee Co.: The renowned multinational coffeehouse and roastery occupies 2,239 square feet.
  • Ulta Beauty Inc.: The beauty store chain occupies 10,739 square feet and offers a selection of cosmetics, skincare brands, fragrances, and bath and body products.

The center offers a prime geographic location amid a thriving trade area. The property is conveniently located in Morris County on Route 10, a quarter of a mile from Route 46 and 2 miles from Interstate 80. More than 100,000 people reside within a 5-mile radius, with an average household income in excess of $125,000.

“The Shops at Ledgewood Commons is a true testament to the incredible resilience and magnetism of the property and its location in one of the most desirable retail markets in the Tri-State region,” said Peter Cocoziello, founder and chief executive officer of Advance Realty Investors. “When we first embarked on the redevelopment, we knew it would face certain challenges and then, after considerable progress, COVID-19 presented a completely new and unknown challenge. Today, we celebrate several retailers opening and are proud of the collective resilience and execution to enable the success story that is the reimagination of Ledgewood Commons.”

The Shops at Ledgewood Commons is anchored by a Walmart Supercenter that opened in October 2020. The 164,087-square foot, brand new facility offers a number of modern features such as an enhanced grocery department, 24-hour operation and a dedicated curbside pickup area.

Junior anchor box, pad sites and various inline spaces remain available for lease within the center. In addition, multiple liquor licenses are also available. Mike Testa, Bill Farkas and Shane Wierks of Jeffery Realty serve as exclusive leasing agents for the shopping center.
