The latest addition to New Brunswick‘s changing landscape will soar 24 stories above the city, marking a milestone for downtown as well as the developer behind it.
On Jan. 10, Weiss Properties announced its largest residential approval to date for The LIV Apartments, set for the corner of Livingston and New Streets. Designed by Minno & Wasko Architects, with offices in Lambertville and Newark, the luxury living option will add 407 units to downtown New Brunswick.
The mix of studio, one- and two-bedroom residences will feature 355 covered parking spaces and 20,000 square feet of amenities, according to the 40-year-old Weiss Properties.
“The LIV epitomizes a new pinnacle of luxury living in New Brunswick, positioned in the heart of innovation, medical and education,” said Robert Weiss, president of Weiss Properties. “I spent the last 30 years of my career growing Weiss Properties from our New Brunswick Office. We’re leaving our legacy in the city that’s been at the heart of our company.”
Two outside decks are planned for The LIV. On the seventh floor “rooftop retreat,” an “Equinox”-quality gym, yoga studio, club room, golf simulator and coworking spaces will overlook a resort pool and lounge area. Up on the 24th floor, a Four Seasons-style rooftop space will offer panoramic views of downtown, the Raritan River and beyond, and connect to an indoor penthouse lounge.
Approval for The LIV comes amid a flurry of activity in the Middlesex County hub that is centered on the developing HELIX project, a $900 million innovation district, where it was recently announced Nokia Bell Labs will relocate. The state’s first free-standing cancer hospital – the $730 million The Jack and Cheryl Morris Cancer Center – is also nearing completion, while the local train station’s $49 million revamp is getting underway.
The residential project, which is situated in the city’s Downtown Redevelopment Plan Area, was approved by the New Brunswick planning board during its Jan. 8 meeting. It plans to incorporate current tenants of the site, the Elks Lodge and Co-Op Natural Foods Market, as ground-floor retail tenants.
“The LIV Apartments stands as a shining testament to successful redevelopment, embodying the perfect blend of preservation and modernization,” commented Weiss.
According to the real estate company, whose properties include The Davenport in Somerville and the unique reimagining of a circa-1920’s bank building in Hub City, The LIV signifies a bold new chapter for Weiss Properties.
That aligns nicely with a city on the rise, literally and figuratively, that is actively working to attract those who are building the future. And, if Gov. Phil Murphy’s State of the State Address, delivered this week with an emphasis on innovation, is an indication, there are many chapters yet to come.
