Airbnb Inc. is teaming up with Swedish property tech company Minut to provide hosts in New Jersey with free noise detection devices to prevent disruptive parties in their rental units.

As part of the collaboration, hosts will also receive three months of a free subscription to the noise and occupancy monitoring services, the vacation rental platform said in a press release.

The devices – which resemble smoke detectors – can identify decibel volume, as well as crowd size. They are also privacy-safe and do not record sound or conversation. However, hosts are required to disclose the presence of the devices on their listing page in advance of bookings and may not put them in bedrooms or sleeping areas, Airbnb noted.

Additionally, the noise alerts have been integrated with Airbnb’s messaging tool, with the goal of helping hosts and guests resolve potential noise concerns.

During a recent pilot of Minut sensors in Prague, Airbnb said it found “a reminder can be all that’s needed for a potential noise issue to be quickly resolved, with hosts and guests able to solve 100% of noise alerts between them within 20 minutes of detection.”

We’re excited to extend it with our new offer and integration, which make noise monitoring more accessible and more efficient for Hosts worldwide.”

Airbnb said the partnership with Minut is the latest in a series of measures “to promote responsible behavior and enforce our anti-party stance,” which includes codification of a global party ban, expansion of a 24-hour safety line/neighborhood support line and tips for hosts on how to prevent gatherings at their properties.

In advance of Halloween, Airbnb said it would once again prohibit guests without a history of positive reviews from renting an entire home for a day.

In New Jersey, nearly 1,600 people were barred from booking entire home listings over Halloween 2021 thanks to the company’s “various anti-party defenses,” Airbnb said.

Since the company introduced its ban on parties in 2020, Airbnb said it has tracked a 68% year-over-year reduction in New Jersey party reports and 44% across its global properties.
