The first residents are moving into Aviva in Jersey City. The luxury apartments comprise the only multifamily development situated directly adjacent to Liberty State Park.

Located at 189 Phillip St. the twin, 12-story buildings frame the Statue of Liberty, overlooking the New York Harbor. The property features 500 residences connected by a one-story lobby base, along with 4,000 square feet of ground-level retail.

Designed by GRT Architects and Ismael Leyva Architects, the Alpine Residential project features studio, one-, two- and three-bedroom layouts. Beyond building up the area around Liberty Science Center and its evolving 30-acre SciTech Scity development, Aviva also expands Alpine’s local footprint.

The Liberty State Park-proximate property sits on the edge of the Jersey City Bergen-Lafayette neighborhood. Alpine Residential has several properties in the rising area:

  • The Hazel – 114 units located in a mid-rise building at 89 Monitor St. and completed in 2022
  • Atlas – a high-rise building with 169 units located at 270 Johnston Ave. and completed in 2024
  • Starling – 39 units located at 66 Monitor St. and completed in 2024
  • Bela – mixed-use with 106 units located at 74 Maple St. and completed in 2020

Last year, Alpine secured a $142 million construction loan for Starling, Atlas and Aviva.

Aviva was previously known as Scholars Village and promoted as the residential component of SciTech Scity. The project topped off in April 2025.

SciTech Scity expands upon the adjacent 300,000-square-foot Liberty Science Center. The interactive science museum started work on the 30-acre innovation campus in 2021. Other components include Edge Works, an eight-story incubator center with laboratories, R&D space, office suites, coworking and more. In January, JPMorganChase signed on as a partner with the healthcare innovation engine.

Meanwhile, other planned components have faced potentially insurmountable challenges.

Net-effective prices at Aviva start from the $2,200s with opening incentives of up to four months free on a 23-month lease term. Alpine-affiliated management company South Oxford Management will direct leasing and management at Aviva.
