Marcus & Millichap announced the recent sale of an industrial property in Bergen County for $2.7 million.
The firm marketed the 8,700-square-foot property at 435 Meadow Lane in Carlstadt on behalf of the limited liability company seller, according to James McGuckin, regional manager of the firm’s New Jersey office.
Investment specialists from that office, Christopher Kallensee and John Sala, had the exclusive listing; the pair also secured and represented the buyer, a private investor.
According to Marcus & Millichap, the office/industrial warehouse at 435 Meadow Lane was renovated in 2019 and includes updated HVAC, roof and windows.
Delivered vacant, the owner-occupied facility previously housed grab-and-go food purveyor Tisserie’s wholesale bakery.
The building sits on 27,700 square feet of land, Marcus & Millchap said, and was sold as-is with all equipment: mixers, trays, racks, cooking racks, dishwashers, production line, dough proofer and two ovens.
“The location has become a choice destination within proximity to highways, airports, and nearby New York City,” Marcus & Millichap said in its announcement. “With excellent demographics, Carlstadt, N.J. is located next to the Meadowlands industrial district, an area that has establish itself as one of the country’s prominent distribution hubs.”
