New Jersey has gained traction in its efforts to reclaim its throne as the home of movie-making recently, bolstered by Netflix’s interest in setting up shop at the former Fort Monmouth and Lionsgate signing on as anchor tenant at a new $125 million film and TV production facility coming to Newark. On Aug. 8, NAI James E. Hanson announced another studio lease, this one in Carlstadt for a homegrown operator.

Sustainable Studios LLC will occupy 23,272 square feet of office space at 800 Central Blvd., NAI Hanson said. The firm’s Andrew Somple and Justin Allessio negotiated the deal, representing 800 Central Boulevard LLC, the landlord, in the transaction with the tenant.

Overall, the site boasts 180,719 square feet situated on 7.5 acres. The building offers proximity to Route 3, Interstate 80, the New Jersey Turnpike and the Garden State Parkway. It is less than 10 miles from both the George Washington Bridge and Lincoln Tunnel.

According to NAI Hanson, the newly leased space sat vacant for years before the firm’s involvement. Sustainable Solutions was drawn to the property for its production studio due to its accessibility and the quick occupancy it afforded.

“New Jersey’s strategic location and favorable incentive packages have increasingly made it a preferred destination for filmmakers and production companies,” said Somple. “The boom in movie and film production has also opened additional opportunities for office landlords with large spaces in northern and central New Jersey. We were happy to work with our client to tap into this demand to help them attract a quality business to their vacant space.”
