Lease-up signals completion of Flemington mixed-use redevelopment

Developer Garden Communities has achieved lease-up at a Hunterdon County luxury apartment community less than 12 months after its launch.

The Short Hills-based company announced the milestone for the 140-unit The Residences at Raritan Town Square in Flemington Nov. 10.

Located at the intersection of Walter Foran Boulevard and Route 31, the pet-friendly property is the multifamily component of Raritan Town Square — the 60-acre mixed-use redevelopment of the former Flemington Fairgrounds and Speedway.

“The Residences at Raritan Town Square is a unique product for this marketplace,” Scott Loventhal, managing director of Garden Communities, said in a statement. “In a suburban setting, this is a residential rental community situated in the heart of a mixed-use development of retail stores, restaurants and service businesses. In essence, we have created a town center for Raritan Township that previously never existed, and residents have embraced it.”

The Residences offers one- and two-bedroom layouts in a four-story building. Apartments range from 845 square feet to 1,590 square feet.

The commercial component Raritan Town Square offers 400,000 square feet of retail and office space in a pedestrian-friendly environment anchored by Walmart and Lowe’s. The tenant mix is complemented by Petsmart, Buffalo Wild Wings, Longhorn Steakhouse, Edward Jones, Verizon, AAA Club Alliance, Silver Oak Learning Center and others, including shadow anchor Costco.

According to Garden Communities, The Residences mark the final phase of the mixed-use project, which launched in 2008.

“It’s exciting to see the finished product of a development many years in the making,” said Garden Commercial Properties Director Michael Gartenberg. “A mix of stores, restaurants and service providers – paired with exceptional accessibility, regional demographics and now, a built-in consumer base – make this a desirable place to do business.”

With the residential piece complete, Garden Commercial said it is currently marketing retail opportunities at Raritan Town Square, including: storefronts ranging from 1,200 square feet to approximately 6,000 square feet, a 5,000-square-foot pad site with drive-through capabilities; and second-floor office space.

In August, Garden Communities celebrated the lease-up of another one of its properties: The Frederick in Highland Park.
