New industrial space is hard to come by in New Jersey, but a project underway in Hunterdon County will add a 150,000-square-foot flex space to the market.

In November, Larken Associates unveiled plans for its Flemington Junction Business Center. On Feb. 9, the firm said construction has begun on the four-building industrial park coming to 115 River Road in Flemington.

Situated on a 29-acre site, and less than a mile from Route 31, Larken said Flemington Junction Business Center – which is already 27% leased – will accommodate tenant space needs ranging from 1,250 square feet up to 40,000 square feet.

Last year, Larken said occupancy is expected at the property in the fourth quarter of 2022. Construction will be overseen by Core Enterprises, the firm’s in-house construction team.

“In the last several years, Hunterdon County has not only emerged as a highly sought-after residential destination but a growing hub for the region’s small business community,” said Larken Associates President and CEO David Gardner. “We are excited to kick off this project and to soon bring these highly flexible spaces to the variety of businesses hoping to find modern and adaptable homes in the area.”

Each of the property’s four buildings will offer 32-foot clear ceilings, dedicated tailboards and drive-ins, 50-foot by 50-foot column spacing, heavy power, LED warehouse lighting and separate utilities and entrances for each tenant.

With 270 parking spaces, Larken said traffic flow at Flemington Junction is facilitated by a 360-degree site circulation design that also provides enhanced accessibility to roadways including, Interstates 78 and 287, and Routes 22 and 202.
