The Flemington Junction Business Center has hit full occupancy after Larken Associates secured a new industrial tenant at the property.
Vision Wheel Inc. signed for a 32,456-square-foot space at the property located at 115 River Road in Flemington. Rob Marek, executive vice president of Raider Realty, Larken’s in-house brokerage division, represented the firm in the transaction.
Vision Wheel is a leading supplier, manufacturer and distributor of custom aftermarket wheels and tires. Its products are used for cars, trucks, Jeeps, trailers, cargo vans, ATVs, UTVs and golf carts. According to Larken, the Alabama-based business will leverage its new space to support distribution needs for its seven additional locations across the U.S. and Canada.
The four-building Flemington Business Center comprises 150,000 square feet of flex industrial space located just off Route 31 in Hunterdon County.

As Marek pointed out, Vision Wheel is one of several companies drawn to the area recently. The property offers accessibility to highways including Routes 22 and 202, as well as Interstate 78.

As of the second quarter of the year, the Hunterdon submarket boasted one of the state’s tighter rates. At 4.1%, the figure was under the overall state average (5.0%), according to NAI James E Hanson’s latest industrial report. It was also one of the few submarkets in the report to achieve positive net absorption for the latest period.

Larken initially broke ground on the project in 2022. Earlier this summer, it announced the 50,000-square-foot Flemington Junction Business Center II. The latest industrial asset will rise at nearby 20 Minneakoning Road in Flemington.
Core Enterprises, Larken’s in-house construction team, is managing construction. Delivery is slated for the fourth quarter of this year.
This property is the second in Larken’s existing New Jersey industrial/flex portfolio to hit full occupancy in recent months. In May, the 27-building Hillsborough Business Center also reached the milestone.
Located along Stryker Lane in Hillsborough, Bluestar Direct LLC expanded within the 596,315-square-foot complex. Now, the wholesaler of premium quality nuts, raisins, seeds, spices and dried fruits occupies all of Building 21 — adding 13,5000 square feet of roasting, packaging and general office space to its footprint.
