Larken’s spec office building in Branchburg hits full occupancy

While the office sector continues to evolve in the post-pandemic world, Larken Associates is celebrating success at a spec project in the space.

On Jan. 10, the Branchburg-based real estate building, development and management firm announced a 19,000-square-foot lease, covering the entirety of Building 2 at .

Financial Resources Federal Credit Union signed on for the speculative office project located at 3040 Route 22 W. in Branchburg.

was represented by Victor Kelly, executive vice president of Raider Realty, the company’s in-house brokerage; FRFCU was represented by JLL Senior Vice President John Compitello.

“Despite the challenges the New Jersey office market has faced since the COVID-19 pandemic, Branchburg Centre’s expansive amenity package and strategic location make it a place where businesses can thrive,” Kelly said.

The two-building complex comprises 109,000 square feet of professional and medical space. Larken Associates purchased the 90,000-square-foot, now-dubbed Building 1 in 2017. Following a comprehensive capital improvement program at that space, completed by in-house construction team Core Enterprises, the firm began construction of Building 2 in 2021.

Improvements included: an upgraded lobby, cafe, fitness center, conference center, new flooring, LED circular pendant light fixtures, glass walls and new wallpaper. The property also includes EV charging stations and a fully furnished outdoor patio area.

Based in Bridgewater, FRFCU is a member-owned, nonprofit credit union with more than $600 million in assets. The 2023 NJBIZ Best Places to Work in NJ honoree serves 26,000 members and has branch locations in Bridgewater, Flemington, Green Brook, Hillsborough, Jersey City and Somerset as well as a new outpost in Elizabeth.
