After arranging the sale of a 32,000-square-foot Montvale building in September 2021, JLL secured two new medical office tenants for the property on behalf of new ownership.
JLL Executive Managing Director Frank Recine represented the landlord in the transactions announced Nov. 15.
The firm was tapped as exclusive leasing agent following Montvale Real Estate Ventures LLC’s purchase of 160 Summit Ave., which is now undergoing extensive renovations.
Refuah Health Center Inc., represented by Diana Kadan of Keller Williams Hudson Valley, will open its first New Jersey location at the property. The multispecialty medical group with several offices in Rockland and Orange counties in New York signed a 10-year lease for 4,500 square feet, JLL said. The agreement marked the first new lease since the property’s acquisition.
Empowered Pelvic Health LLC, meanwhile, also signed a 10-year lease. The provider specializing in pelvic floor dysfunction, postpartum rehabilitation and orthopedics will occupy approximately 2,000 square feet on the second floor.
“We are delighted to welcome these two new tenants to 160 Summit Ave. as ownership continues to move forward with its goal of creating an environment where tenants can thrive,” said Recine.
In the area
Located near 160 Summit Ave. is mixed-used development North Market and the redevelopment of the former Mercedes HQ complex, The Shoppes at DePiero Farm — set to include 308 apartments, 40,500 square feet of boutique office space and 94,500 square feet of retail.
Ongoing upgrades at the building will apply to all common areas and restrooms, address ADA accessibility and landscaping, and bring high-visibility signage. Along with the improvements, JLL said that concierge management will help to establish the building as a prominent, standalone location.
“The property is ideally located minutes from the Garden State Parkway and the New York State Thruway and part of an exciting new medical hub that is attracting leading health care providers from across the region,” Recine continued. “Combined with hands-on local management, the property is well positioned to attract tenants seeking highly accessible suburban office space with a focus on medical services.”
The new ownership at 160 Summit Ave. operates multiple medical locations within Montvale. Multiple health care and senior living providers are also established in the municipality, including Thrive Assisted Living, Memorial Sloan Kettering, Rothman Orthopedics, Hackensack Meridian and Valley Health.
Located in Bergen County, Montvale is served by the Pascack Valley passenger rail line, connecting to Spring Valley, N.Y., and Hoboken.
