Two new multifamily options in active North Jersey communities are celebrating leasing milestones. Both are drawing tenants, to Bergen and Hudson counties, with amenity-rich lifestyles and accessible locations.
In Uptown Hackensack, Garden Communities reached lease-up on The Jefferson‘s third and final phase. Located at 2 Kinderkamack Road, the building is one of the largest new construction offerings in the city. The 377-unit luxury rental features oversized layouts, resort-style indoor and outdoor amenities and neighborhood conveniences.
Leasing launched at the property in April 2022. When The Jefferson celebrated its debut with a spring 2023 ribbon cutting, occupancy levels at the property topped 50%.
According to Short Hills-based Garden Communities, the property has limited availability. As leases in the first two phases begin to reach term, the developer said turnover has been minimal.
“This simply is an outstanding location – close to all major highways, trains and buses to New York City,” said Garden Communities Regional Director Tammy Male. She also noted an abundance of gated, on-site parking as a draw.
“But beyond the practical, The Jefferson has a true community atmosphere – it’s a very happy building. You enter and are greeted by our concierge team, and at any given time you will see staff members working to keep the building immaculate and helping residents with anything they need,” Male added.

She said the property’s amenities are “in constant use.” Features include: a fitness center, swimming pool, regulation-size bowling alley, golf simulator, complementary coffee bar, grills and more. Family- and pet-friendly, The Jefferson also offers a children’s playroom and dog park.
According to Garden Communities’ public relations and marketing executive Laura Kosik, the marketing for The Jefferson received a “tremendous” response.
“In a highly competitive market, The Jefferson attracted renters from all over Bergen County, not just for its resort-style amenities, but because of its incredibly desirable location in uptown Hackensack,” Kosik said. “Literally just minutes from multiple transit options, The Jefferson was clearly the right product in the right place.”
Beyond the desirable address – moments from the NJ Transit New Bridge Landing-River Edge train station, one-quarter mile from Route 4 and 7 miles from Manhattan – The Jefferson is also close to neighborhood amenities. Nearby examples include the Shops at Riverside, Restaurant Row, Whole Foods and Hackensack Brewing.
The property is a flagship for Garden Communities, celebrating its 70th year in business in 2024, as well as its emerging neighborhood.
“Hackensack continues to evolve, and redevelopment efforts here have furthered the appeal of this historic community’s vibrant, eclectic environment,” said Garden Communities Managing Director Scott Loventhal. “By virtue of its location and quality, The Jefferson is an extension of the city’s remarkable renaissance and has set a cornerstone for future development.”
In addition to its work with The Jefferson, since its launch Garden Communities said it has supported local arts and culture, the development of green spaces and multiple community events.
In Jersey City, Starling from partners Alpine Residential and Fields Grade reached more than 75% leased.
Located in the city’s emergent Bergen-Lafayette neighborhood at 66 Monitor St., the boutique collection offers a mix of studio to three-bedroom apartments. According to a July announcement, renters seeking thoughtfully constructed apartments, inspired amenities and an energetic city vibe are driving leasing velocity at the property.
“Starling has effectively tapped into a pool of renters who want to enjoy the vibrancy and spirit of downtown apartment living in homes with a tremendous amount of space, style and comfort,” said Todd Schefler, managing partner, Alpine Residential. “We are seeing high interest from all walks of life, whether someone looking to establish roots in this neighborhood or others who want to significantly upgrade their apartment lifestyle.”
The update came along with the unveiling of the full amenity package at the six-story building. Perks include a rooftop lounge, outdoor dining and seating area, fitness center, coworking spaces and an indoor golf simulator. The property’s indoor parking garage provides EV charging stations. Additionally, Starling features a virtual doorman, package room, bike storage, access to electric scooters and a Tulu on-demand smart rental store.

Throughout the building, touches from the city’s active art scene decorate the spaces. That experience begins upon entrance and continues throughout. In addition to local art adornments, books from local authors provide a connection to the Jersey City community.
The mixed-use building also recently welcomed The Roxy. Debuting this past spring, the new restaurant comes from the team behind Corto in Jersey City Heights. Additionally, premium Japanese donut and bubble tea shop MochiDough/BoberTea will soon open at the building.
The eateries are among a growing selection of choices cropping up Bergen-Lafayette.
