Opening up: Luxury, affordable communities cut ribbons across NJ (slideshow)

With 254 units, the luxury multifamily community features a mix of 168 one-and two-bedroom garden apartments spread across seven buildings in addition to two elevator buildings with 86 residences. Each different unit type - according to Larken, there's a total of 21 different options - offers a modern layout, a gourmet kitchen, in-unit laundry, luxury vinyl plank flooring, quartz kitchen and bathroom countertops, and stainless-steel appliances.<br />

The experience is rounded out by a resort-style amenity package that features a clubhouse with theater room and lounge, outdoor heated pool, covered outdoor pavilion with BBQ station, a fitness center, tot lot, bark park and walking paths.<br />

Leasing at the 52-home building from Westfield-based <a href="https://www.adonipropertygroup.com/">Adoni Property Group</a> launched in March. The Marketing Directors serves as <a href="https://njbiz.com/the-franklin-launches-leasing-in-bergen-county-slideshow/">exclusive marketing and leasing agent for the property</a>.<br />

Irvington Mayor Tony Vauss recently joined developers Adenah Bayoh and <a href="https://www.nrpgroup.com/">The NRP Group</a>, a vertically integrated, best-in-class developer, builder and manager of multifamily housing, for a ribbon-cutting ceremony to celebrate the grand opening of a 56-unit affordable apartment community located.<br />
<p><br />
According to a statement from Vauss, <a href="https://njbiz.com/irvington-breaks-ground-affordable-apartment-community/">the project has done wonders in the community</a>. "This is just another testament to the great work Adenah and the team have done for Irvington,” he said. “When we look at these projects from start to finish, we can only imagine all the residents who are going to enjoy the benefits of living in a brand new, affordable community.”<br />
<p><br />
At five-stories, the building offers one-, two- and three-bedroom units with parking for residents earning at or below 60% of the area median income. Additionally, five units are reserved for residents with special needs, who receive supportive services from the YMCA of Greater Newark. Living spaces at the Energy Star-certified community include central heating and air conditioning, luxury vinyl flooring, energy-efficient refrigerators, stovetops, ovens, dishwashers, high-speed internet access and intercoms. A fitness center, playroom, computer room, laundry and on-site management/leasing office are also available.<br />
<p><br />
“Growing up in affordable housing in this community myself, I was able to identify the specific needs that residents would require from an apartment home like this,” said Bayoh, <a href="https://njbiz.com/presenting-the-2022-companies-to-watch-slideshow/">founder of Adenah Bayoh & Cos.</a>, said. “By partnering with The NRP Group, I knew that 722 Chancellor would provide high-quality housing that is not readily available to Irvington residents of all income levels.”<br />
<p><br />
The building is located on two major Irvington roadways, Chancellor and Union Avenues. A New Jersey Transit bus stop is located directly outside the community and access to the Garden State Parkway is only minutes away. The building is also in a designated Redevelopment Area, Urban Enterprise Zone and Smart Growth Area.<br />

The recent ribbon-cutting for The Jefferson in Hackensack coincided with the debut of outdoor amenities at the luxury rental community, which will feature 377 one- and two-bedroom apartments upon completion. The program included a brief ceremony with comments from Hackensack Mayor John Labrosse, Deputy Mayor Kathleen Canestrino and Scott Loventhal, managing director of Garden Communities. <br />
<p><br />
So far, according to Short Hills-based developer, <a href="https://njbiz.com/leasing-launches-at-the-jefferson-in-hackensack/">the property is more than 50% leased and occupied</a>.<br />
<p><br />
“Garden Communities’ wisdom and vision saw what could be done here, and the outcome is a best-in-class multifamily development," Labrosse said during the event. Loventhal said the project contributes to and underscores the resurgence taking place in uptown Hackensack. <br />
<p><br />
In addition to being commuter-friendly, The Jefferson’s lifestyle is completed by acres of amenities, including an elegant double-height lobby with fireplace. Indoor recreational features fitness centers, private bowling alleys, a billiards and entertainment room, golf simulator, and children’s playroom. Outside, there is a heated pool and furnished sundecks with Manhattan skyline views, landscaped courtyards, fire pits, outdoor BBQs and dining areas, yoga and meditation gardens, and a dog park. Residents also enjoy a concierge-attended lobby with a coffee bar, secure package delivery, business center, and indoor parking.<br />

The Mint celebrated the unveiling of its final phase May 11, during a ribbon cutting ceremony to welcome the luxury property's second building with Rahway Mayor Raymond Giacobbe and principals from joint-venture developers Fields Grade and Slokker USA in attendance.<br />
<p><br />
Having opened to renters just two months prior, the six-story building has reached 70% leased for its newest phase of 109 studios, one- and two-bedroom units. <a href="https://njbiz.com/first-residents-move-downtown-rahways-mint/">The second phase</a> features modern residences, amenities and an ultra-convenient location in Rahway’s dynamic residential, business, dining and cultural center--just steps from the New Jersey Transit Rahway Junction Station.<br />
<p><br />
The Marketing Directors is the building’s exclusive marketing and leasing agent. The new building joins an initial phase of 116 homes at 81 Monroe St. to complete the overall community.<br />
<p><br />
