NAI James E. Hanson negotiated the sale of a 10,000-square-foot medical office condo in , the firm announced Nov. 10.

Located at 81 Route 4 E., the overall medical office building stands four stories, is 40,000 square feet and features ground-level retail.

NAI Hanson‘s Team represented the buyer, Teaneck Medical LLC, and the seller, Sauer Associates LLC. Financial terms of the deal were not disclosed.

The team was tapped to market the condo, and, according to the commercial real estate firm, the buyer – who plans to open an oral surgery office – was drawn to the size, location and exposure of the property.

Situated on Route 4, traversed by more than 136,000 vehicles per day, with visibility and accessibility the location is also near Route 17 and the Garden State Parkway.

“Accessibility is one of the most important features a prospective buyer is searching for in today’s health care market,” said Vice President Darren Lizzack, half of the team along with Vice President Randy Horning, said in a statement. “Post-pandemic, there’s an increased emphasis on location as patients are seeking out health care providers that offer easy access to their daily activities.

“For that reason, sellers of these properties are in a strong negotiating position and we were happy to close a deal that provided value for both parties,” he added.

Other tenants at the property include Chipotle and America’s Best Contacts & Eyeglasses.

According to NAI Hanson, over the past 20 months Team Lizzack-Horning has closed over 60 deals totaling more than $96 million. In September, the team arranged the off-market sale of a 63,000-square-foot medical office building in Clifton.
