The tenant was looking to consolidate two OBGYN practices into one space. That’s according to NAI James E. Hanson, which announced Aug. 3 that it negotiated a new medical office lease in Paramus.

The firm’s Josh Levering, Darren Lizzack and Randy Horning represented MPV New Jersey MD Services PC in the transaction for 5,599 square feet at 10 Forest Ave. The landlord, Zohar Zisapel Properties Inc. & Yehuda Zisapel Properties Inc., was represented by Rose Najarian of Masi Boyle associates.

“The competition for high-quality medical office space in northern New Jersey is fierce,” Levering said in a statement. “In such a tough market, it’s often difficult for health care providers to find locations that are not only easy to access but are adaptable to their needs. We’re happy to have played a role in helping this practice identify the ideal space and bring these in-demand services to the Paramus community.”

The three-story, 40,850-square-foot building is located just off Route 4, offering that desired accessibility, which is bolstered by proximity to Route 17, Interstate 80 and the Garden State Parkway. The Westfield Garden State Plaza is also nearby.

According to NAI Hanson, 10 Forest Ave.’s location stood out to the tenant for another reason as well: its proximity to the practice’s existing patient base.
