NAI James E. Hanson announced the sale of a well-located, two-story office building in Totowa April 25.

The 3,662-square-foot property located at 15 Furler St. includes 10 parking spaces and easy access to Routes 23 and 46 and Interstate 80.

Senior Vice President Andrew Somple, Associate Vice President Justin Allessio and Associate Jessica Curry represented the seller, Sheet Metal Contractors Association, in the transaction. Financial terms of the deal were not disclosed.

“While the national office market continues to experience challenges, there has been a demand for smaller, well-located office space that can serve as a home base for local businesses,” Somple commented in a statement. “With that said, finding the right buyer for these spaces can be challenging, so we implemented a strategic approach that highlighted the investment value of the property and ultimately provided the real estate services needed to finalize a deal on our client’s behalf.”

The buyer, a Fair Lawn-based commercial real estate firm, plans to relocate to a portion of the Totowa office building while maintaining the existing tenant base. The number of current tenants at the building was not immediately available. Additionally, NAI Hanson said, the new owner plans to make substantial improvements to modernize the building.

The location is bolstered by nearby shopping and restaurant options, including Marshalls, Staples, TJ Maxx, Applebee’s, IHOP and Smashburger.
